Building Regulations
Virtually any aspect of building work will need to comply with the Building Regulations and it is vitally important that this is handled properly. The Building Regulations cover a multitude of elements from the obvious like structural stability and insulation through to the more obscure such as the height of light switches. Building Regulation Approval can be obtained in two ways; through the Building Control Office at your local authority or through private regulated Approved Inspectors. BWP Architects can co-ordinate your Building Control Application whichever route you decide to take and can prepare the necessary drawings, specifications and details in conjunction with the other specialist consultants needed.
Tendering for Building Prices
Before allowing your contractors to start work it is vital that you know how much it is going to cost. This process is known as Tendering and BWP Architects can co-ordinate this aspect of the project for you. This involves expanding on the basic construction information prepared for the Building Control Approval to incorporate the next level of detailed design, after all the Building Regulations do no cover whether you have plywood skirtings to marble ones but it will have an impact on the building costs! BWP Architects will arrange for a number of suitably qualified contractors to price your building works, liaise with them during the pricing period and report back to you with recommendations before preparing the building contract for you to sign.
Construction Period
During the building works we can carry out a service known as ‘Contract Administration’. This entails dealing with the contractors on site on your behalf, visiting site, checking the works comply with the details of the contract, handling changes and revisions, payments to your builder all the way through to the final successful completion of the project.
